The housekeepers, pool technicians and gardeners who look after your villa are our people — recruited, trained, paid, covered when sick and supervised by us. Not one of those relationships is yours to hold.

What holds them to that standard is the VillaOS app we built ourselves: it plans each day, puts one name and one deadline on every job, and chases whatever runs late — usually before you would have noticed. No other management company here runs on software it built for its own villas.

Full management

16% after the booking platform’s commission, before taxes and operating expenses, plus completed service visits and actual villa costs. There is no Rp 3M monthly management fee. We run listings, pricing, bookings, guests, staff, maintenance, money and reporting.

Maintenance-only care

Rp 3,000,000 monthly operations fee, plus completed service visits and actual villa costs. The fee keeps management and staff ready even when occupancy is zero. You retain bookings and guest communication; we keep the property operational and ready.

Your own staff, our system

Rp 3,500,000 flat monthly fee. Prefer to keep the staff you already have? We train them to our written standard, schedule and supervise them through the VillaOS app, and chase every job for you.

Service visits

Housekeeping

Rp 200,000 per visit. Daily while occupied; weekly while vacant.

Turnover cleaning

Rp 250,000 per turnover. It replaces the regular housekeeping charge on that day.

Pool and garden

Rp 200,000 per visit. Pool weekly; gardener monthly. Weekly plant checks are included.

Minimum villa care

Every villa receives at least four housekeeping visits, four pool visits and one gardening visit each month, even with zero occupancy. The monthly manager inspection is included.

The per-visit rates include staff wages, and cleaning products are included. Laundry, toilet paper, electricity, gas, rubbish collection and repairs are charged separately at actual cost, without a VillaOS markup.

The terms, plainly

No contract. Cancel anytime.

No six-month agreement, no notice period, no exit fee. You stay because the villa is running well — not because you signed something. Asking an owner to commit six months to people they have just met is the wrong way to begin.

Fully documented and legal in Bali.

We operate as a properly licensed, tax-registered Indonesian company, with the paperwork to show you. Much of the villa management here runs on informal arrangements — when those go wrong, the exposure lands on the owner, not the operator.

We pay first, you see everything.

During the month we pay for staff, maintenance, repairs and electricity ourselves. Every cost lands on your statement as its own line with the receipt, and is reimbursed in the monthly settlement — at the price we were charged.

Paid between the 1st and 3rd.

Booking income is received through VillaOS-connected accounts. Costs are deducted first; the remaining owner payout and complete statement are sent between the 1st and 3rd.

What we earn moves with what your villa earns. Your success is the only thing that grows ours — which is why nothing is left quietly broken.

How it works

Bali Villa Dreams was founded by Adhisthasya after six years managing at the Hyatt in Sanur. The checklists our housekeepers work from, the way a room is turned over, the condition a guest meets at the door — all of it comes from a five-star hotel rather than from how villas are usually run here. She trains every hire herself, before they ever work at your villa.

Whose staff works at my villa — yours or mine?
Ours. Every housekeeper, pool technician and gardener is employed by us, trained to our written standard, and runs their day on our VillaOS app. You never hire, pay or chase a single person.
I already have staff I trust. Can I keep them?
Yes. We take over the management of your existing staff for a flat fee of Rp 3,500,000 per month — we train them to our standard, schedule and supervise them through the VillaOS app, and chase every job, exactly as we do with our own crew.
Is there a contract?
No. There is no contract and no lock-in. You can end the service at any time, for any reason, with no penalty and no exit fee.
Exactly how is the 16% calculated?
For full management, Bali Villa Dreams charges 16% of accommodation revenue after the booking platform deducts its commission, but before taxes and operating expenses. Example: if a guest pays Rp 10M and Airbnb keeps Rp 1.5M, the fee is 16% of Rp 8.5M: Rp 1.36M.
What does maintenance-only cost?
Rp 3,000,000 per month for operations, supervision and staff readiness, plus each completed service visit and the villa’s actual costs. There is no booking-management percentage because you keep control of bookings and guests.
What are the service rates and minimum schedule?
Housekeeping is Rp 200K per visit, turnover cleaning Rp 250K, pool service Rp 200K and gardening Rp 200K. While a guest is in-house, we visit every three days, with a full turnover clean at every new check-in. Vacant villas get at least four housekeeping visits, four pool visits and one gardening visit monthly.
What is included—and what is separate?
Cleaning products, weekly plant checks and the monthly property-manager inspection are included. Laundry, toilet paper, electricity, gas, rubbish collection and repairs are separate and charged at actual cost without markup.
Are you legally licensed to manage property in Bali?
Yes. We are a properly documented Indonesian company, licensed and tax-registered for property management, and we will show you the paperwork before you commit to anything. This is worth asking any operator you speak to — a great many here cannot answer it.
Can Bali Villa Dreams approve repairs without asking me?
You decide this when we start. We agree in writing whether Bali Villa Dreams may act without approval and the maximum amount we may authorize. We follow that authority, shop for the best practical price and show the work and receipt in your month-end report.
When do I get paid and what will I receive?
Between the 1st and 3rd of every month. We first deduct the platform commission, Bali Villa Dreams fee, service visits and actual villa costs. You then receive the remaining payout and a statement showing booking income, every visit, utilities, consumables, repairs and receipts.
Who handles tax?
Taxes collected by Airbnb or Booking.com are deducted automatically by the platform. The owner remains responsible for their own profit and tax reporting.
Where do bookings and guest payments go?
Full-management listings and booking payments run through VillaOS-connected platform accounts so our system can manage availability, pricing, guests and payouts as one operation. The owner receives the remaining balance and complete accounting between the 1st and 3rd each month.
What does full management include?
Listings, pricing, bookings, guest messages, arrival planning, check-in, housekeeping, pool, garden, repairs, payments and monthly reports. We also handle cancellations, refunds, complaints, reviews and platform damage claims, with full guest support 24/7. Professional photography can be arranged and is charged separately.
Can I stay in my own villa?
Yes. We block your dates without a booking fee. You only pay the housekeeping, pool, gardening or turnover services the property requires during your stay.
How do staff report problems?
Housekeepers, pool staff and gardeners report through the VillaOS Telegram assistant on their phones. The AI-assisted system passes the issue to management, keeps it visible and prevents it from being forgotten. With the monthly payout, you receive the relevant VillaOS overview, photos and receipts through WhatsApp.
How quickly can we start?
Usually within one week. We inspect and photograph the villa, meet you in person or by call, document any special requirements and collect the keys, listing access, payout details, utilities, supplier contacts, inventory, emergency contacts and ownership information needed for handover.
Which areas do you cover?
For now, the Bukit peninsula only — Uluwatu, Pecatu, Ungasan, Bingin and Nusa Dua. Keeping our crew’s rounds tight is part of why the standard holds.
I already have a management company. How hard is it to switch?
One conversation. We do the walk-through and agree your schedule in writing before your current arrangement ends, then take over on day one — crew, calendar, money. Your villa doesn’t spend a single day uncared for.
Can I switch between maintenance-only and full management?
Anytime. Same team, same standard — start with maintenance-only care and hand over the bookings whenever you’re ready.
